What is proper fence etiquette with your neighbor?

    Jeags, your property dimensions are public info. For example, if you own a rectangular shaped lot, your tax records will clearly show the length and width and it may be something like 100x150 or 75x125. The more irregular the shape, the more difficult it is to determine where those lines begin and end.

    An appraiser would use courthouse info for your lot data.

    A surveyor would use title work. The legal description on the title is far more detailed. In some cases, a page long of boring writing that start with the northeast corner going southwest for a distance of 75 feet blah blah blah.

    An easy thing to do would be call a realtor and ask what homeowners typically do when building a fence. How close do they get to the property line? How do they determine the property line? Make sure it's a relatively decent agent that has been in the business for several years. This isn't something a newb would know.

    by the way, on average, in a townhouse development that primarily consists of younger couples and married people with young kids...how much value can i expect to get back from the fence? i'm thinking about 50% of the cost. to me, its not about the investment so much as it is the privacy and stuff. but i was just curious what you thought. and i realize every area is different...

    In this area, wood privacy fences have a little more appeal than chain link but I believe that's typical for anywhere.

    The value it adds is relative to the size and amount of seclusion it may add. We generally don't give a lot of value to homes with wood privacy fences vs. Homes without fences at all. It's too difficult to show on paper if the adjustment is too high. Then we have to go through matched pair analysis with the underwriter and fuck all that.

    So, in this area, $1000-$1500 would be a pretty safe adjustment without having to jump through hoops on an appraisal to prove it.

    I don't know if I agree. My girlfriend says wood adds tremendous value. I believe she has gone so far as to say I'd be worth little without it. bunch of hoo-ey if you ask me.

    That's not typical unless you paid an additional fee when you bought your house. People don't just pull surveys from their ass. Somebody has to produce that info since it's not publically accesible

    i was watching this show where this guy was building an addition onto his house and was doing it by himself...so after hand digging the footings, the building inspector came to sign off...upon measuring, he found that the footings were too close to the property line...mind you, the existing, 50 year old house is also too close to the property line but neither the inspector nor the city cared...either he would have had to wait 6+ months to possibly get a variance or re-dig the footings...show ended with the guy digging new footings

    moral of the story, make sure your shit is legal before you do it...or do what my parents have always done and not get permits for anything :lol:

    just last year i installed a runway for my jets.
    my pilots smuggling stuff from south america gotta land somewhere.
    i told my neighbors to kiss my ass.

    by the way, just to further illustrate how annoying the neighbors and their kids are: within 5 minutes of me being home on wedensday and in the backyard checking it out for the first time, i'm talking to the neighbors about it (because naturally they were out back all day and all night)...i hear "mooooommy, can you get me out of here?" their daughter had opened the gate and come into my yard and could not figure out how to get out. that's some irony right there. the fence is supposed to keep these people away from me, yet i'm forced into a conversation about the fence with them while their daughter gets trapped inside of it. awesome.

    the daughter is like 11 too. its not like she's an infant. :roll: :lol:
