Our house was listed publicly Friday night, and we had 5 showings yesterday. A few hours later we had an offer. Very close to what we are asking, potential buyer isn't asking for anything ridiculous on my end. He has serious downstroke money, and from what my realtor can see, this is a perfect prospective buyer.

Yes, and I was sure it would. Its a small house, perfect for 1st time buyers. For someone who doesnt have huge money, its perfect. Knowing you won't have to worry about anything major for a good 10 years? Puts the mind at ease. I know for a fact that 90% of the houses in this area, in the same price range, all need work. I know it, the realtor knows it, the inspector talked about it. For what my house is, I made it as pristine as I could, and It looks like it was the smart thing to do.

I didn't realize that hurricane insurance is totally separate from homeowners insurance. I just assumed it was baked in to the home premium.
He said they had closed on their house and within a few weeks a hurricane formed and then it was too late for him to get insurance. Luckily they had very little damage.
