I did not ask if it is a large or small dog.
Recently they paid to have extra powerpoints and antenna points put in the house.
So I feel bad if I say no and am worried this may infuriate the tenants seeing they paid for the extras. :?

Get in writing that they will repair any damage. Keep it outside (but if there is a storm it will want to come in) gardens will be destroyed, holes dug.. tough one.. and also, I would suggest if you do get it in writing that the time limit is stipulated... 3 months turn into 4 etc...

Not every dog barks incessantly, digs holes or otherwise damages property. I have three, all big. My neighbor's tenant lived next door to us, in a house 10 feet from ours, and didn't know for six months that we had any dogs.
State the ground rules: you'd like to see the dog first, check the house periodically, and expect that every poop will be picked up the second it hits the ground.
Do NOT have them keep the dog outside, it will bark out of sheer boredom.
Give them a chance. And please don't discriminate if it happens to be a big dog.
I like this. I agree with it too. I was just going with his original criteria for tenants. He's the landlord, he can change the rules when ever he wants to really.
BTW, I am not anti-canine. We have one in our family.
It is on the contract that no pets allowed.
I want to move in to this place when I can, don't want any damage inside or outside.
It is winter here, I doubt the tenants will keep their promise to keep the dog outside in this miserable weather.
The backyard is very small, if it is a big dog the place will get destroyed.
Who knows, with the dogs owner away and the dog all of a sudden finding itself in a new environment it might damage the place, dogs are prone to behave that way when anxious or sad.
And who knows if the tenants will be picking up and disposing the dog shit regularly.
Too much of a hassle to have a dog there.
Now waiting for my agent to call me back so I can say NO.

Played a big part in my decision.
As if the owners would have the heart to let the little dude shiver.
It's a small dog the tenants want to look after.
I know I would not let my little dog stay outside for 3 months in winter weather while I was away.
Check in on it after the first week. Is it a barker? chewer? digger? Do you have wood floors?
Decisions been made
up to you dude...you could tell them you want a deposit, take pics of your place before the dog comes, then after the dog leaves compare pics with the after and then decide if any damage has been done and refund the deposit. If they wanted to pay for the extras on the rental, they seem to be very responsible people.
think about it, do they pay rent on time? do they bother you for every little thing? are they pretty good and easy going about things?
Lat time I rented we had cats, but they didn't ask for a deposit. We paid rent on time every month, the cats didn't rip up the carpet, and when we left, I offered to pay for the blinds that my cat chewed on, and he declined. Just made us pay $100 for general cleaning...said we were the best renters he ever had.

Seriously, miserable weather? Does it even go below freezing in Australia?
My friends growing up had a Golden Retriever that stayed out doors much of its long life, in temperatures well below freezing. She preferred to stay outside.
