Ebeans sometimes confuses me as well...for example if one Seattle 98 sold for 800 on the past six months then the six month avg is 800.0

Just about any decent looking 98 that goes for less than $350-$400, in my opinion, is a really good price. As far as the Washington DC poster, not many go up for sale. The recent sales history has about one or two selling each year with prices close to $400 back in 2011 and 2012.
It's all a matter of perspective, if you're looking for a poster from that era, and if you have several hundred dollars of disposable income.
