    You are a kind man
    These 2 guys worked SO HARD yesterday. I was so impressed with their professionalism. The least I could do was buy them some Gatorade and give them some extra money for some beer, and a sandwich. I don't know what they get paid hourly but I know damned well it isn't enough.

    water heater install. that’s my goofy brother in law, who loves to pose. worst part was getting the old/new up/down the stairs. I’ve had neighbors who have paid $3000+ for a new WH. this one was $1000 and some PBR’s.

    How bad did they ding you on the siding and gutters? Those are 2 of my future projects.
    Left the siding as is.

    Roof and gutters were $8500
    Complete tear down on the roof, and it needed a few sheets of plywood. Not quite sure if the estimate divided roof/gutters, or if it was just a single price for all work done.

    Take me piece by piece.....

    Small house. But yeah, I got a good price.
    I actually got a good price on everything. Having friends who are Hvac professionals, and contractors is nice.

    Yeah, and there is a chance that I may get exactly what Im asking for, without having to have it listed. Kathy and I both ran in to potential buyers over the last few months, and when I finally was finished with the updates we invited both parties over. The young man I used to work with, wanted to move in instantly! Same with his wife. He also had his mother and father in law with him, and his mother in law literally, and I am dead serious, said a prayer in the living room, praying that they buy our house. That was a little shocking. Haha

    My realtor said he could easily have it sold in 30 days. Which was nice to hear. The realtor will be over this morning, and we will sign some papers with him. Its the same gentleman who sold me the house.

    For months and months I had friends, family, and complete strangers question every move I made in regards to selling this house. It just aggravated the fuck out of me. Many people questioned why on Earth I would put money in to a house I am selling. I had a game plan all along. I have friends in construction and HVAC. I know roofing guys. I had a $10-$15,000 waterproofing job done for $4500. I put $20k into the house. I will get that $20K BACK, and easily make $15-$20k on top of that, and will sell the house much quicker than if I hadn't done the updates. 

    My realtor says that in this area, for this price range, that my house is easily the most ready to just "move in". Most everything else available needs lots of work. Which is what I was looking for. Having potential buyers realize that they don't have to do a fucking thing for 20 years. 

    Plus the whole process was fun. It had been 30 years since I helped remodel two 18 unit buildings. I will still match my drywall and taping skills with anyone.

    I've always told people that when it comes to houses nobody can see behind your walls. They don't see the brand new electrical you ran. They don't see the precise framing you did, they don't see the brand new copper you ran. What they do see is the drywall, the baseboards, and the trim. 
    The 1st thing my guys wife said was, "Oh my gosh, these walls are beautiful."

    do those skills include mud? I’ll match your hanging skills but I’m probably 10x (at least) slower than a pro. A buddy and I sheet rocked his 3500 sq. ft. new build. Vaulted ceilings and everything. no stilts, man lifts or cranker uppers. no roto zips, either. We were measuring outlets and switches within 1/16 inches….way closer than needed. It was a work of art.

    when I used to frame houses, getting the drywall up was probably THE MOST satisfying part. of course, as a framer, some of our favorite sayings were “drywall will cover that” and “a good sheetrocker can take care of that.”

    Yeah, my buddies, the framers, loved having me following up with the drywall. Every wall, when finished, was a sheet of glass. My whole objective was to have ZERO blemishes.
