You skipped the most likely recent (if that's when it happened) cause - PJ20 (meaning the whole year of "celebration" - movie and AV)
It was definitely not the 3 most recent ones listed.

Vinyl no doubt. And everything will be repressed... Official or not. There's too much money to be made not to.

Its hard to say, depends which sort of memorabilia you are refering to. Posters have been in high demand since the early 2000's. And now as people get older and have more disposable income they try and get posters that they didn't get years ago at the show, that keeps the prices high. I think posters have topped out, they are not selling out anymore, but that is because they are printing higher quantities.
For vinyl, definately the resergence of vinyl in 2009, and the prices have just grown exponentially since then and they will keep going up as more new collectors get into them, that is until the back catolog get released. back around 2010 I got everything from Ten to Backspacer on vinyl for $1000, inc Lost Dogs, Live on 2 Legs, Rearviewmirror, Mirroball and a pile of xmas singles. Of coarse it didn't inc Benoroya. Now to get that lot I would imagine somewhere around $2500, maybe more.
For the other stuff, concert specific tshirts, stickers, they just need to make more of them, they are cheap items that clearly has a demand, ass people look to collect something else.

I think it was always there, sometimes more, somtimes less. There were always the big memorabilia "underdogs" lurking around, the Reen Roink, the blue Colombian Vs. and all that stuff. But these were the super collector items that were so far out of reach that you didn't even really want to have them. Or me, at least. But there was never a huge problem to get what you wanted from shows, for example. You never had to wait in a merch line forever. Before Wrigley, that is. To me, it took on a whole different level with Wrigley Field. PJ20 is very innocent compared to that. I would love to have those times again where getting a poster and a shirt from a show I attended was not a major ordeal. Or vinyl, for that matter. There is a huge demand and not enough supply. Which sucks when your wallet is not overflowing.

I never even thought of that! I often hear people ask about the posters but no shirts, hats and what not.

Also, thanks to everyone who participated.

I don't think the merch craze started with Wrigley Field. There were 4 hour lines the first day, so that would mean that people were infected with the merch bug before then.

There was a huge line in Missoula during 2012 for merchandise at the outdoor tent.

I think adding more show specific items like shirts in 2009, stickers in 2012, and pins (2014) along with opening merch booths early (I think that started in 2011) has created the current merch craze.

I don't know if it is cool or ridiculous. You could see the Pearl Jam section at the ACL merch booth dwarf the other performers' items. I think it has more to do with the connection between the band and fans. Fans are more "all-in" with Pearl Jam as they like the music, lyrics, causes, etc... versus liking the music and just hoping to get a beer and have a good 2 hours at a show.
