My financial planner sent out an email today about this stuff...
Interest rates for a 30-year fixed rate mortgage are now 4.25%, APR 4.3218
Interest rates for a 15-year fixed rate mortgage are now 3.375%, APR 3.5545
Interest rates for a 10-year fixed rate mortgage are now 3.25%, APR 3.4086
When interest rates are this low, it makes sense to refinance and even consider going from a 30-year to a 15-year mortgage. In some cases, if you drop to a 15-year mortgage, your payment may remain the same as it is now, depending on your current rate. However, your principal payment may quadruple.
i'll never quite get the concept of paying to borrow. i just don't get how auto loans can be so damn simple, but you do a home loan and you have 86 pages of shit, and 57 fee's :roll:
look at it this way: i work for the mafia. there's always gonna some juice.
you don't have to pay points obviously but the bank's gonna get you either in a higher rate or higher fees. for points to make sense, it all depends on your break even point and how long you're staying in the house, yada, yada, yada...everyone wins with rates this low right now though.

edit: and regarding all the fucking pages you have to sign? blame your federal government. anyone who has seen the new good faith estimate as opposed to the old one knows what i'm talking about. :roll: they tried to make it more "user friendly." only the government can take a one page, relatively simple, piece of paper and spread it out into 4 pages and call it more "user friendly."

Quick story: I had a friend in 2004 that purchased $10k worth of gold at $350 an ounce. He subsequently purchased $10k more in 2005 at a slightly higher price. He held it in a safe deposit box at the bank until this summer when he sold it at $1850 an ounce. Now he's 30 years old and sitting on a ridiculous amount of cash. All for being ahead of the market. I tell people this story and it pisses them off.

accounting degree...work in finance dept of my company doing planning, reporting analysis...normal finance stuff...
PLUS I ride elevators and host cornhole tourneys. I swear between posting here, riding the elevators and the cornhole tourney's, its amazing any work gets done here at all!!!
