Im leaving for the city this afternoon to go look at....

....buying my first house with my fiancee. Kind of excited. WE have all of our mortage stuff in order...still waiting though on whether or not my bank is going to match 5.75% which seems to be the best out there.

    Is that fixed rate?

    With what is going on the markets I would not take anything but a fixed rate mortgage.

    yes I believe it is, its a good time to buy here right now....I wouldnt even mind waiting a bit longer to see how far it drops but I think we are looking for sooner than later.

    It probably is a good time, it may get worse but if you find something you like, plan on staying for awhile and you can afford it, it should be ok.

    Congrats, nothing feels better than having your own place.

    Just make sure to make any offer contingent on a home inspection. Also ask for the seller to pay for a 1 year warranty. I have heard of so many Realtors that do not advise that and it amazes me.

    Thanks all, it is exciting.
    Im 34, she's 27..soon to be 28. Were in good financial shape. First home for both of us....aboot time.
    We have both been heavy into http://www.mls.com and comfree. Her parents are very wise too and financialy savy, they have been helping too.

    Looking for a late 70's, early 80's or possible a character home that we could fix up. It has to be near a dog park and have a large yard too.

    I know, Im so the type of guy to just go buy what I want without really researching, however, in this instance, other than a financial commitment, I am pretty much letting my fiancee and her parents take care of making sure we get the right deal. Her parents are a god send and would make sure that every possible penny would be save.
    For instance, her dad is so well off but he wont throw out old stinky beer thats expired like two years ago. Instead, he keeps it all for when he makes his special beer can chicken and damn its good but I think its due to the rancid beer.
    I also tend to show up to his house with beers in hand
