Anyone lock into a refi yesterday? I was able to lock in at 5.5% saving myself just under $300 a month. Anyone else jump on that?

    How much were the closing costs?

    $1265 I think was the final #. The only reason we did it was we don't plan on leaving for quite sometime. We like the house and the neighborhood so it was worth it to us.

    I think the govenrment is trying to make that happen.
    Maybe rates slide down another quarter or half point,
    but there is a very real possibility that rates may start rising, and there is a plausible medium term outlook scenario that would put rates rising sharply and significantly.

    It will depend entirely on what happens with inflation\deflation -- deflation could spell a sharp raise in rates -- and with faith in government securities in general. If the treasury market starts to unravel, this guy could be looking like a genius sitting on his 5-some-odd percent fixed rate, in a world offering 8-10% loans.
