Traveling for work to Sao Paulo Brazil

Hey everyone.
I am traveling for work to Sao Paulo in September/October. I will be doing work here: Rua Cajuru, 533 - Belenzinho - Sao Paulo – SP
I have been given a couple options of where to stay, I was wondering if anyone could help me as I have never been there, which area is best if I am going to be there for a couple weeks?
The hotel options are:
PARK SUITES ITC FARIA LIMA
Rua Fidencio Ramos 420
or
Holiday Inn Express Sumare Ave
Rua Doutor Homem De Melo 1206
Any help anyone could give I would greatly appreciate.

Thank you I am so excited. Could use some recommendations on things to do while I am there as well. Was hoping to get down to Rio but don't think that is going to happen.
