    Installation of 
    AC unit
    4 ceiling fans
    Bathroom vanity/sink
    Toilet
    Towel rack
    Ceiling light fixture 
    Light fixture above vanity
    2 co2/fire detectors

    $3800 which includes cost of AC UNIT.

    $12600 TOTAL

    $3800 is not bad for an AC unit. At least in these parts. I was quoted 6K for a full AC replacement including all the tubing and the inside coil.

    Guy who put in our furnace 2 winters ago? His starting price was $10k. I basically told him to get out of my house, and miraculously the price dropped to $5k. 

    I am using a good friend to do the a/c unit. When I search costs of a 2ton condenser (1200ft house) I'm looking at units starting at $1700 or so. So $2100 for labor and other small work? OK

    I'm guessing I'm getting unit at cost, and paying for labor. Am I getting the best unit? Doubt it. Friend knows I'm moving, so I don't need top of the line. 

    As I've said, other work is really not much. I definitely got the "friend discount" on that work though.

    You got a real good price on the roof.  That could cost you 20K easily sometimes.

    Had 2 estimates on roof and gutters, and both came in at under $10k

    Had a ugly surprise Tuesday when I went up in the attic and found a crack in the stack pipe. Ugh
    Going to put a sleeve on it and bring it to code.

    Yeah but you got a tear down too.  Not sure how many layers you have but you can put 3 or 4 over each other depending on the local codes.

    Cant you just cut a section of that stack pipe and replace the cracked part?

    Yes we can.
    It will be brought to code, and it's not costing me much. Nobody had been up on that attic in 15 years. I'm glad I went up there before any inspection. 

    Next its digging a trench along my back wall and putting a water barrier in. Have had some minor seepage(minor!!) the last few years, only during heavy rains. But its certainly not going to fix itself. Had an estimate and excepted it. 

    Picking up the water heater sometime in the next few days and getting that installed.

    I'm getting on a plane Wednesday and hopefully I have seen everybody's shining, happy, hard working faces by then. If not? Then they can deal with my wife on Thursday.

    So, give me your estimate. Not that any of you have even been close with any previous guesses. Hahaha. Its a joke, don't take it personal. Anyway

    Going to take care of MINOR SEEPAGE in the basement. Going to dig along three walls, outside, but down a membrane, some type of drainage pipe? I'm guessing? And having the basement waterproofed. 

    What's the cost? Again, I ONLY get minor seepage, that can be taken care of with a couple towels. It's NOT a major problem.

    where are you seeing the seepage?

    wonder if you have downspout drainage to the curb? if maybe the back to front pipe on one side is busted?

    otherwise, is the grade around the house sloped away properly?

    It's a grading issue. 70 year old house, we all know there will be some settling. Plus some cracks in walls both interior and exterior. One day fix.
    I liked the one company that gave me a $10k to $15k estimate without ever coming to the house. I told them they could go fuck themselves. 

    Roofers have been here the last 2 days making progress. I'm guessing they won't be working on Mother's Day. I'm hoping not to see them until Monday to finish this up.

    Then the a/c gets installed and I finish working on the basement walls. Just a fresh coat of paint. A couple minor patch jobs then paint.

    I'm hoping to have this up for sale in 4 to 6 weeks.

    Youre doing French drains I take it?  Those are simple enough. One to 2 day job.1500-2000 a day.  That should be on the high side.

    Its excavating then putting in gravel and a corrugated pipe along the foundation.  Not much to it.

    He is a one man show, and literally makes zero noise. Other than the drill, he is silent.
