    Last time I'm explaining this.
    After my triple bypass surgery I woke up to a paralyzed left hand. During surgery the nerves in my arm were basically destroyed, leaving me with permanent damage.

    MY FUCKING HAND DOESNT WORK!!!

    Hanging ceiling fans and replacing vanities is not something I want to aggravate myself doing.

    And just to let you know.
    In a previous life, as a younger man, myself and 2 others completely remodeled two 18 unit buildings. Bathrooms, kitchens, all new electrical, plumbing, walls, etc etc. 

    So I am pretty fucking familiar with what's needed in order to get the job done.

    Now please give me your fucking estimate.

    Got an estimate for $3500.
    That's  for installation of everything. 
    I purchase vanity, toilet, fixtures.
    Installer will purchase a/c and install.


    This is an old friend of mine, who I worked on the 18 unit buildings with. 
    When it's all said and done I guess I will be looking at $5k.
    That's a bargain in my eyes.

    It's a tiny vanity, and the a/c unit is pretty small. So $5-$6k looks like a bargain.

    I'm selling the house in 3 months or so and I am hoping the money I am putting into it will pay off.

    1 year old furnace
    New a/c
    New hot water heater
    New roof and gutters
    New bathroom(basically)

    I just put in one of those fancy Toto Japanese toilets that automatically opens and has a tushy spray. $1000 for the fixture, $1000 for the plumbing and electrical install. Just got a quote to replace our outdoor AC condenser. $6500 including new piping from the outside into our townhouse.

    I put in a new furnace before COVID and it cost me 7K. The quotes I was getting for energy star furnaces were over 10K. I need to replace my circuit breaker and possibly a few circuits. I am scared to even call the electrician. I call it the westchester tax. They think we are all investment bankers.

    Today was a good day. Picked up 3 ceiling  fans at 50% off. Couldn't believe that happened! Put in an order for a vanity that will be delivered next week. Picked up the fixtures for the bathroom. Now tomorrow all I have to do is pick up a toilet. So far so good.

    I dont know what size AC unit u actually need or if you need a Heat pump combo.
    It's a 2 ton a/c unit. Very small.
    The vanity is only 18 inches. It's a very small bathroom.
    Fixtures, fans, a/c, vanity, toilet, with installation is running me about $5k. 

    1200 sq.ft. house
    Next It's roof and gutters, which I have already gotten a couple estimates for.
    Take me piece by piece.....

    It was the only 18 inch vanity that anyone had in stock! I searched the entire city of Chicago the last 2 days.

    Just like anything, it will vary with the contractor and location.

    And as someone else said, all but the last can be DIY. But I know some people don't have the time, patience or ability. But that also means you can find good deals with local people. When we moved I had too many DIY jobs to do myself, searched around on the Nextdoor app and local Facebook groups for recommendations. You can find people that work for under $100/hr, and wouldn't be too bad getting most of those done.

    A lot of the time they are people who work for larger companies and are happy to take work on the side. Their employer probably pays them $40/hr and charges you $200. If you find them on your own, you can meet in the middle.

    We replaced our AC unit 2 1/2 years ago, our quotes ranged from $6500 to about $13000.. We went with the $6500 quote and it was a pair of guys with 3 legs and 1 full set of teeth between the two of them who carried the AC out and hooked it up. But they did a good job.

    The only one I haven't done myself or helped my dad at some point (other than A/C) is replacing a toilet. But I doubt it's that bad. Most of the others are probably 1-2 hour jobs (depending on a few factors). Get a good handyman that has good recommendations and he can probably knock them out in 2 days. If you call a bigger company, they'll still send the same handyman out and charge 3 times as much.

    When I was getting the quotes on my AC I was a little socked. I was expecting to spend about 4-5k. I mentioned that to the person I ended up going with, and he said pre-covid that would have been the case. But the units have doubled in price and labor costs have gone way up since 2020. The increased number of new-build homes has really driven up a lot of prices.

    Yeah, like I mentioned the bathroom is small, I got the ceiling fans half price, the vanity is only 18 inches, and I am getting what looks to be a great deal on the a/c. This is an old friend who does hvac and he is doing both bathroom and a/c.

    I know one thing about hvac. DO NOT EVER go with the "big name" companies you see advertise on tv, without getting some estimates from the "smaller guys". Great chance the smaller guy is going to save you thousands. And as long as they are licensed and insured, why not go with the smaller guy?

    These 2 silly lighting covers/ trim, whatever the fuck they are called? Turned me into a fucking lunatic trying to get them attached to the lighting. What should have been 5 minutes turned me into a madman for 30 minutes.
