I'd be shocked if half the shore houses don't sink into the sea, so the club seats are a better investment.

Oh they will but we can't die with our money, so spend on the Birds tickets, spend on the shore house. Do it all!

Hot take - if you're looking for an actual shore investment the winner is dead-center Atlantic City. Yes, it can be a shit hole. But as Johnny said everything's sinking into the sea. But less so in the heart of town there, for now. Plus it's the only place left on the Jersey shoreline that's remotely cheap and has value. Look up some of the houses you can get around there - they're huge and nice (relatively speaking!) and cheap. Property/land is a fixed/scarce resource, especially downashore.

If I had all the monies, though, I'd be buying on the tip of Cape May and enjoy my time while watching the investment part slip into the sea.
